We need an update........

OK, all of you who have houses on the market trying to sell them, we
need an update on how things are going for you all!

We know that DeeTee and Bob have sold theirs and already closed, but
what is the latest on the rest of you???

Duckie....have you got a solid offer yet?  If so, when do you close?

Diane C........has your house sold yet?   Did John close on his already?

Melissa........where does your situation stand?

Anyone else out there trying to sell.....let us know and keep us
updated!!!

Thanks for asking. The offer is still way off and I see
the whole thing falling apart but we have learned so
much in this process that it is a good thing so far.
The major sticking point in the contingency they want
to place on us which basically will be making us get
out before they are sure they will take the place.
Don't think so. They are acting like toddlers -- give
them an inch and they want a mile. We are going to walk
away before that. Right now we are letting them stew
over the weekend without responding. Thinking we might
let it go further into the week just to be evil. They
keep telling us what we have to do cause it is a
buyer's market and when we have to do it and I don't
think so.
Since the tree has been cut down, we have gotten so
much more action so walking away won't bother me so much.

Those are the kind of buyers I could do without..can you imagine closing
with nightmare buyers....I don't have to imagine I did it last year and we
ended up with the deal going sour 2 days before closing.....

Hope they straighten up and fly right for you, Duckie.

When my Mom and I were selling our house after my father died, we had
one guy who wanted my Mom to hold the mortgage. I said "no way".  That
house was my Mom's retirement fund. I stuck to my guns until we found a
buyer who could get a mortgage from a bank.  If it doesn't feel right,
don't take the offer.

That is one thing I've never understood anyone being willing to do, and I
always advised my clients against it.  At least two who sold businesses who
are still very grateful.  If someone can't qualify at a bank, why would an
individual be willing to take the risk?

Of course this doesn't include attorneys who routinely sell property and
hold the mortgage because they know they are going to make money on the
default.  And can afford to have their money tied up while they do it.

I don't recall if I mentioned anything about the real estate setup
here, but here's the latest anyway:
On the new house I'm buying in a gated community:
The developers report they've   obtained permission to go ahead with
the  clubhouse and the first block/unit, of which mine is one of the
four dwellings.  So, maybe late October or early November I should
think. If I go  on this vacationin britain, that will fill in September for me
anyway and stave off boredom ....
The one I'm in now  will have to be done up and made pretty for
prospective buyers.  It's in a good area, and basically sound, so I
don't anticipate much of a problem selling for about the price I want.
I'm hearing there is some big money in California looking at Ft
Worth and nearby with speculative interest, as it is said to be the fastest
growing city in the country.  So, property prices should rise...
I also have an investment/leasing property in Arlington, near here,
no problems there at the mo.
That's my latest. Watch this space!

Good Gawd.  Don't touch it!  I don't remember seeing your posts
on this business so I don't know the details of course, but there are
plenty of buyers out there, depending on where you are of course, so
theoretically you should be laying down the conditions.

A buyer's market?  I don't think so either!  Again, depending on
where you live, condition of property, etc..

Yes MTLS with agent. Here it is a buyer's market and
things are stagnant vs what they were over the last two
years. But that doesn't mean we have to give this well
kept house away. Big trouble is that we are leaving
Mass to go to just south of San Francisco which means
we will need all the money we can get from this house
and then some to buy a smaller sq ft house on tiny lot
for twice the amount. We can't buy until we have the
deposit to purchase. They think they own the ball and
aren't playing nice. They also think we are desperate.
They are wrong. hehehe

Ah,    got the picture now.  So you're not so well placed there for
selling.  That doesn't mean,as you say, you have to practically give
the place away.  It's a matter of finding the buyer who is looking
for exactly what you have.  Does your realtor's outfit advertise
nationwide?  Mine does this, on some mutual exchange basis with other
agencies all over, I believe.
You're moving to  a more expensive place, that's for sure!  So, you do
indeed need all the loot you can get from the sale.
Keep us posted on it and we'll hope to see a good end result  
(It might be offtopic but it's of what you might call professional
interest to me  at any rate, what!)

We sold it the same day I posted here that we had no offers. We are lucky
in our area it's a sellers market...so we pretty much made the buyers
dance and we got everything we wanted. That so rarely happens to us that
I was thrilled.

We close on this house on August 25, move in the city for a month and
then the last week of Sept. we will get to move into our new
house...hopefully they'll be done building by then. I can't wait to get
there.

We're at very similar stages, looks like.  I was originally told last
October that mine would be ready for May /June this year, now they're saying late
October/early November!  Well, I've waited this long so I may as
well sit  it out.

tired to rewrite, but the upshot is john's house closed a few weeks
ago, mine will close aug 17th, we move aug 11th and i am not

Still waiting. The offer fell through. Seems they don't
have all their ducks in a row -- like financing. That
is what we figured when we kept refusing to take one
contingency they kept sticking back into their offer.
Maybe when their house actually is sold they will come
back. They also would not let us see what was in the
contingencies their buyer had made them accept. That
made me suspicious. Gut feeling on the whole thing. So
we wait.

Wow, that sounds like an offer you can do without. We're a little over
two weeks from closing and we're just waiting for the other shoe to drop.
It's been so quiet and everything has gotten done that we know something
has got to get screwed up somewhere...lol!!

oh, duckie, major bummer! i'm sorry. you must be so sick of this.
as for me, panic hit tonight. the movers arrive thursday! how can i be
so unready? mandy the declutterer/packer/everything woman arrives
tomorrow, thank god. to top things off, apparently the splinter i
thought i got out of my finger a month ago did not come completely out
and now it hurts and looks infected, so i will probably have to spend
time at the docs tomorrow. could be worse, tho, i know. could be LOTS
worse.
john spent the last few days overseeing the painters/floor people at
the new house in raleigh. while there he discovered a major leak in the
utility room. the wall was soaked and gypsy moth caterpillars were
crawling over it en masse! he took a picture. yuch. we haven't even
moved in yet and this will be the second time we've used our home
warranty. he also discovered the lovely sage color i'd picked for the
kitchen came out a putrid mint green, so that will be re-done. again, i
am trying to keep things in persepective. trying!

yes, and after day one of packing, my stomach HAS turned over. i felt
panicky all day. mandy is a whiz, but even together, i feel as though
we've only scratched the surface. john napped. he told me later he
thought he should stay out of our way. i set him straight! i was so
down tonight that he made many promises of how he'll help tomorrow.
duckie, will your declutterer (can't remember her name) help you pack?
the home warranty was from the buyers. i also bought one for my buyers.
i've had one the whole time i've lived here, so i'm just transferring
it to them.

mandy is not coming thursday. i'll decide wednesday if i need her then.
but she is coming friday (after we're gone) to do the final cleaning of
the house.
are you going to move before the house is sold or just wait it out
until it sells? you must feel like you're in limbo.

Her name is Helene and YES she will be coming. I had
thought I would have her come to CA as well but not if
we are not buying right away. She is a wizard at
figuring out how things will fit just so.
What am I going to do with all the crap if we are
renting first. ah the stomach rolls...

Ask your realtor. They are available around here. When our synagogue sold
the parsonage in Lowell six months ago, we purchased one to deal with the
fact that the house was 'as is.'

We see no point in changing realtors unless they got a
lower commission rate -- things are on MLS anyway so
everyone sees the same thing. But if they get a nibble
now -- let me know who the realtor is. LOL

Duckie, we did that when we moved from the Atlanta area to Florida when
Grayson retired.  However, we sold the house before his retirement date and
rented a two bedroom apartment with attached garage.  The car stayed outside
because the garage was packed completely with boxes and things that would
not go in the apartment.  We had moved from a three bedroom, library, living
room, dining room, eat-in kitchen and full basement with a two car attached
garage.  Believe me, I sympathize with you.  Also the apartment only had one
bathroom!

We are not taking anything with just one bathroom.
Arava still rules when it wants to. lol  Luckily when
we are on holiday, my DH is very considerate about
asking each time before he takes possession of the only
bathroom.

well we are in a hotel in raleigh tonight. movers came today and
deliver tomorrow. when we arrived at the house tonight to check out the
paint job etc, we discovered a major mess. paint stuff everywhere and
dust from the floor sanders on every surface. plus a huge leak in the
utility room. i admit to total panic. john remained calm. (usually the
reverse--now i know how to get him calm!) it's been a blur of the past
few days with very little sleep. wish me luck for tomorrow.
i'm wiped out. sleep tight, all,
