We know that DeeTee and Bob have sold theirs and already closed, but what is the latest on the rest of you???
Duckie....have you got a solid offer yet? If so, when do you close?
Diane C........has your house sold yet? Did John close on his already?
Melissa........where does your situation stand?
Anyone else out there trying to sell.....let us know and keep us updated!!!

Duckie - 31 Jul 2005 03:08 GMT Thanks for asking. The offer is still way off and I see the whole thing falling apart but we have learned so much in this process that it is a good thing so far. The major sticking point in the contingency they want to place on us which basically will be making us get out before they are sure they will take the place. Don't think so. They are acting like toddlers -- give them an inch and they want a mile. We are going to walk away before that. Right now we are letting them stew over the weekend without responding. Thinking we might let it go further into the week just to be evil. They keep telling us what we have to do cause it is a buyer's market and when we have to do it and I don't think so. Since the tree has been cut down, we have gotten so much more action so walking away won't bother me so much. Duckie

Melissa - 31 Jul 2005 03:26 GMT Those are the kind of buyers I could do without..can you imagine closing with nightmare buyers....I don't have to imagine I did it last year and we ended up with the deal going sour 2 days before closing.....

Of course this doesn't include attorneys who routinely sell property and hold the mortgage because they know they are going to make money on the default. And can afford to have their money tied up while they do it. Vultures.

The one I'm in now will have to be done up and made pretty for prospective buyers. It's in a good area, and basically sound, so I don't anticipate much of a problem selling for about the price I want. I don't remember seeing your posts on this business so I don't know the details of course, but there are plenty of buyers out there, depending on where you are of course, so theoretically you should be laying down the conditions.

Duckie - 31 Jul 2005 19:33 GMT Yes MTLS with agent. Here it is a buyer's market and things are stagnant vs what they were over the last two years. But that doesn't mean we have to give this well kept house away. Big trouble is that we are leaving Mass to go to just south of San Francisco which means we will need all the money we can get from this house and then some to buy a smaller sq ft house on tiny lot for twice the amount. We can't buy until we have the deposit to purchase. They think they own the ball and aren't playing nice. They also think we are desperate. They are wrong. hehehe Duckie

So you're not so well placed there for selling. That doesn't mean,as you say, you have to practically give the place away. It's a matter of finding the buyer who is looking for exactly what you have. Does your realtor's outfit advertise nationwide? Mine does this, on some mutual exchange basis with other agencies all over, I believe. You're moving to a more expensive place, that's for sure! So, you do indeed need all the loot you can get from the sale. Keep us posted on it and we'll hope to see a good end result (It might be offtopic but it's of what you might call professional interest to me at any rate, what!)

Melissa - 31 Jul 2005 03:24 GMT We sold it the same day I posted here that we had no offers. We are lucky in our area it's a sellers market...so we pretty much made the buyers dance and we got everything we wanted. That so rarely happens to us that I was thrilled.
We close on this house on August 25, move in the city for a month and then the last week of Sept. we will get to move into our new house...hopefully they'll be done building by then. I can't wait to get there.

That is what we figured when we kept refusing to take one contingency they kept sticking back into their offer. Maybe when their house actually is sold they will come back. They also would not let us see what was in the contingencies their buyer had made them accept. That made me suspicious. Gut feeling on the whole thing. So we wait. Thanks everyone. yes, and after day one of packing, my stomach HAS turned over. i felt panicky all day. mandy is a whiz, but even together, i feel as though we've only scratched the surface. john napped. he told me later he thought he should stay out of our way. i set him straight! i was so down tonight that he made many promises of how he'll help tomorrow. duckie, will your declutterer (can't remember her name) help you pack? the home warranty was from the buyers. i also bought one for my buyers. i've had one the whole time i've lived here, so i'm just transferring it to them.
mandy is not coming thursday. i'll decide wednesday if i need her then. but she is coming friday (after we're gone) to do the final cleaning of the house. are you going to move before the house is sold or just wait it out until it sells? you must feel like you're in limbo.

Ask your realtor. They are available around here. When our synagogue sold the parsonage in Lowell six months ago, we purchased one to deal with the fact that the house was 'as is.'

However, we sold the house before his retirement date and rented a two bedroom apartment with attached garage. The car stayed outside because the garage was packed completely with boxes and things that would not go in the apartment. We had moved from a three bedroom, library, living room, dining room, eat-in kitchen and full basement with a two car attached garage. Believe me, I sympathize with you. Also the apartment only had one bathroom! Gwen
